RESYS' role in management
RESYS Real Estate acts as the agent and manager for the landlord. The landlord owns the rental property and RESYS assists the landlord by managing the property. RESYS is not the representative of the tenant.
1. Locate the property you wish to rent, call the agent to view it.
2. RESYS will provide a rental application form.
3. Fill out the application completely.
4. Provide: Drivers license (current and valid)
Proof of income:
1. Paycheck stub
2. W-2/IRS tax return
3. Bank statements
5. Pay application fee $60/adult, payable to "RESYS Real Estate" certified check or money order.
Credit and background checks
Once the application is completed a credit and criminal background check will be performed on each applicant.
All deposits, including prepaid rent, security, cleaning or pet, must be paid in a cashier's check or money order only, payable to "RESYS Real Estate". No personal checks or cash will be accepted.
Most leasing signings are performed in our office and take about 30-45 minutes to complete. All payments are due at this time to receive keys to the property.
You will be provided a form to record the condition of the property. This form must be completed and returned within 2 weeks of move in date.
Online rent payments
When an appliance or a system in the home breaks the tenant must inform RESYS in writing. This notice must be done at the earliest possible time to avoid more damage to the property.

Your rental home may be located in a homeowners association. You will be provided with the basic contact information and it is your responsibility to adhere to the rules and regulations of the community. Any keys, parking decals, memberships, registrations, fees and fines will be the tenant's responsibility.
Rental home care
The care of the rental home is the responsibility of the tenant. The home must be kept clean and free of debris to maintain sanitary conditions. The tenant is responsible for the yard, landscape maintenance, and pet waste removal. The care and maintenance of the rental home by the tenant includes but is not limited to light bulbs, smoke detector batteries, a/c filters. Tenants are responsible for any and all damages to the property. No smoking is allowed inside any RESYS property.
30-day notice / Moving out - Tenants are required to give a written notice to vacate 30 days prior to the end of their lease term. When moving out tenants must clean the property, remove all belongings, and have the carpets shampooed. Please see move-out cleaning list.
