Some of the basic rights for tenants are:
Federal Fair Housing Act: - It is against the law to discriminate against a person based on the following: Race, Color, National Origin, Religion, Sex, Familial Status, and Handicap.
Security Deposit: - The limit on Security Deposit taken in NV is 3 times the amount in rent.
Landlord Disclosure: - Items like Lead Base Paint, Mold, Deposits, Smoke Detectors
Breaking a Lease Agreement: - Tenants can break a lease for Military Transfer/Deployment, Domestic Violence, or if there are any health and safety issues in the property that the landlord has refused to repair.
Repairs: - Items that can make the property uninhabitable. Things like main plumbing line flooding, water heater not functioning, ac/heating unit not working, or a gas leak. These items require the landlord to address within a timely fashion.
Notice: - Tenants are required to give proper notice. Our office requires a 30 day written notice.
Lawful Evictions: - Nevada is a Landlord state - tenants that do no pay their rent can be evicted the same month on non-payment.
