Repairs and Maintenance

RE/Sys will manage all the repairs and maintenance for your property. Repairs are called in to our maintenance coordinator and the appropriate contractor will be dispatched for an estimate of repair. According to state law all repairs and maintenance require advance payment before work can proceed. Any contractor may be chosen for the jobs however, through the years we have very good contractors available with reasonable prices and proven track records.
Essential services, water, power, gas, electrical, air conditioning/heating, must be attended to within 48 hours except for weekends and holidays.
Tenants get very upset if repairs are neglected and will often move out for just this reason. Landlords need to take the repair jobs very seriously as customer satisfaction. If the landlord values the income stream from the tenant, then repairs should be made in a timely manner.
If the repairs are not made tenants may:
1. Have the repairs made at the tenant's expense and deduct the cost of the repair from the rent payment.
2. Deduct the unuseable portion of the property as a percentage of the rent.
3. Move out of the house and claim all deposits to be returned.
