Las Vegas continually ranks among the top cities in job growth — an important factor to relocating individuals and families. Outlook recently named Las Vegas as one of the top five cities in the country to live. Inc. rated Las Vegas as the # 1 entrepreneurial city in America, citing the thousands of new businesses that start in Nevada each year. Fortune named Las Vegas as the #2 city in the country in which to do business.

Because tourism adds up to nearly one-third of the state’s annual tax revenue, business owners are not subject to corporate income tax or franchise, inventory or unitary taxes. Residents pay no personal income tax. The minimal tax burden means that Nevadans can keep more of the money they earn. U.S. Commerce Department’s Economic Analysis Bureau ranks Las Vegas as the top metro area for income per capita, with an annual growth rate of 2.3%.

Real Estate Multimillion-dollar homes and attractive, reasonably-priced housing can be found in every direction -- from the heart of downtown to the farthest outlying neighborhoods. Residents find their home style and price options almost unlimited. Residents are free to choose where they wish to live based on many factors, including proximity to employment and schools. Numerous options also exist for part-time residents in need of corporate, short-term, timeshare or seasonal housing.

The Southern Nevada Homebuilders Association reports that existing homes sell at the same brisk rate as new homes, especially among buyers from out of state who may be unable to wait for a new home to be built.
Southern Nevada has raised the concept of the master-planned community to an art form. To meet the demand prompted by thousands of new residents arriving every month, the construction of houses, apartments, and other multi-family dwellings has been developed on a grand scale. There are several fully mature master-planned communities complete with shopping centers, office parks, libraries, recreational facilities, houses of worship and cultural centers.
The Summerlin community is the most celebrated development in the northwest region of Las Vegas. There are more than 40 neighborhoods, priced between $250,000 and $2 million. There is also new building activity in the southeastern part of the city and in the neighboring town of Henderson, which is home to Green Valley and Anthem by Del Webb.

Apartments More than 800 apartment communities are located in the Las Vegas Valley. Apartment development continues with new properties opening on a regular basis. With such a large selection of apartment homes available, finding the right place to live can be challenging.
Apartment rental prices in Las Vegas range from approximately $475 to more than $1,200 for some of the newer properties. Prices vary according to size, location, amenities and age of the property. Studio apartments range from $475 and up and one-bedroom units start around $575. Two bedrooms are in the $700 and up range, and three bedrooms are generally $800 and more.
The greatest concentration of apartment complexes can be found in the southwest region between Tropicana and Spring Mountain Roads, from Jones to the west to Interstate 15 to the east. On the northeast side of town, apartment complexes are located between the north-south streets of Pecos Road and Lamb Boulevard, between Owens Avenue and Lake Mead Boulevard.
Apartments in central areas will normally be less expensive than apartments in Summerlin, Southern Highlands, Green Valley, Seven Hills and other newer areas of the Valley.
Furnished apartments are found mostly in central areas close to hotels and gaming. Renters needing furniture can easily rent the items for a reasonable price. The renter almost always pays utilities. Las Vegas still enjoys reasonable utility rates compared to many other cities. Pets are accepted at many properties, but only a few will allow large animals. Move-in deposits will average around $250 for a one bedroom and $300 to $500 for two or more bedrooms. The standard lease is six months, however, three-month leases are available at some properties.
Newcomers who are not familiar with the various neighborhoods in Las Vegas often have difficulty determining which neighborhood will best suit their needs. Renters can obtain free help looking for an apartment by contacting an apartment finding service. There also are several free rental publications available at grocery stores, gas stations and convenience stores. Renters needing assistance can contact the Las Vegas Chamber of Commerce or search for members in apartment categories.
